What must I bring with me to tour an apartment?: A valid government-issued photo ID.
What are your application and administrative charges?: Application Fee: $85 Administration Fee: $250 Deposit: $500 with approved credit
What are the income and credit qualifications?: 3 times the monthly rent, require proof of income, and 3rd party credit and background screen.
What is acceptable “proof of income” to sign a lease?: 2 most current pay stubs, 2 most current months of bank statements, current tax return, or current W2
What happens if I qualify for an apartment, but my roommate does not?: The roommate will not be approved to lease/live onsite.
Is my security deposit totally refundable?: Yes, less any damage, fees, and/or monies owed as determined when you move out, and in accordance with Florida law. Please verify we have your correct forwarding address.
If I get a job transfer, can I break the lease?: Yes, you would have to provide a 60-day written notice, pay the applicable termination fee or liquidated damages, and pay back any concessions given.
Can I change to a month-to-month lease plan after my first year?: Yes, your lease will automatically renew monthly after expiration unless you select a different renewal offer or give a 60-day written notice to vacate. A month-to-month fee may apply.
Do you accept leases for short terms?: We do not offer leases under 7 months, subject to change.
Am I required to have renters' insurance?: Yes, $100,000 personal liability and the policy must list your address, all adults on the lease, and Nova at East Park Village as an Additional Interested Party.
Do you offer furnished apartments?: No
Do you offer corporate apartments?: Yes, through 3rd party services.
If something needs to be repaired in my apartment, how do I report it?: Please submit a work order online through your resident portal or call the leasing office. Our on-site maintenance team will resolve your request as timely as possible.
When is my rent payment due?: 1st of the month, this includes holidays.
What day of the month am I liable for a late charge?: Late fees begin on the 4th of the month.
Is there a place where I can pay my rent after office hours?: Yes, rent is paid online through your resident portal, which you can access 24/7. If you are unable to pay online, please contact the leasing office.
There is a person who might be staying with me for a while, is that permitted by the lease?: No, any person staying longer than 7 days will need to be added to the lease. Persons 18 years or older will need to complete the application process and meet all requirements. Please call the office for details.
Do you have reserved parking?: No, but we have detached garages available for rent. Please call the office for availability and details.
I have a motorcycle, where can I park it?: In any parking space designated for vehicles.
My children live with me in the summer; do I need to notify your office when they arrive?: Yes, the office should be made aware and they should be added to the lease as minor occupants.
Can I install my satellite dish at my apartment?: No
Do you have cable services?: Yes, we have Spectrum.
Does the property have a fitness center?: Yes, 24hr fitness center.
Does the property have a swimming pool?: Yes, heated!
Does the property offer on-site recycling?: Yes
Is there any additional storage space available at your property?: Yes, we offer bike storage. Please call the office for details.
Are residents permitted to paint their apartment?: Yes, but you must return it to the original color upon move out, or get charged for the color change.
Will you accept my delivery packages for me?: Yes, through the terms and conditions of our package locker system that will store your packages and text you delivery notifications when they arrive. However, we will not sign for any packages requiring signature.
